Now that Victoria Park has a confirmed stadium attached to it, worth actually thinking through what that means for the surrounding area over the next five years.
Major stadium developments tend to lift land values in a fairly predictable radius, driven less by the stadium itself and more by the transit and precinct upgrades that get bundled alongside it. That pattern held around Queen's Wharf. I'd expect something similar here.
The caveat, and it's a real one, is timeline. Construction doesn't start until after the Ashes Test late this year, and completion's targeted for 2030. That's a long runway. Anyone buying on this thesis needs to be comfortable holding through years of construction disruption before the upside actually shows up in the numbers.
