Vacant Land, New Builds, and the Incentives Nobody's Talking About Yet

There's a policy shift coming for build-to-rent developments in Queensland, land tax concessions, foreign investor exemptions, starting from July. Most investors I know haven't looked at it closely, because it doesn't apply to the single rental property most of us own.

But it's worth understanding anyway, because it tells you where the state government thinks supply needs to come from. Not from more of us buying established houses. From large-scale purpose-built rental.

I don't have the capital to play in that space directly. Most people reading this won't either. But the ripple effects matter. If BTR actually gets built at scale, it changes the rental supply picture in ways that touch every landlord's vacancy rate eventually.

Worth watching, even from the sidelines.
