From July 1, Queensland caps rent increases to once every 12 months per tenancy. Worth being precise about what that actually means, because I've heard it described wrong twice this week already.
There's no cap on how much rent can go up. Just how often. You can still raise it substantially at the twelve month mark. You just can't do it twice in the same year the way a small number of landlords apparently were.
For most of us, this changes nothing in practice. I've never raised rent more than once a year anyway, it never made sense operationally. But it does close off a lever some landlords were using more aggressively, and it's a sign of where policy is heading generally. More structure, more frequency limits, more paperwork around something that used to be a quiet phone call.
