Small change, but a genuinely useful one. As of this month, first home buyers can rent out part of their property, a room, a granny flat, while still living there themselves, without losing their stamp duty concession. Previously the rules were stricter about this.
I like this one specifically because it acknowledges something obvious that policy usually ignores. Housing affordability isn't just about the purchase price, it's about the ongoing cost of holding the loan. Letting a first home buyer generate a bit of rental income to offset that, without penalizing them for it, is a sensible bit of design.
It also nudges more dual-living and granny flat construction into the new-build pipeline, which does something, marginal but real, for overall housing supply too.
