Checked back on the co-living and dual-key trend I first wrote about last year. Hasn't slowed down. If anything it's accelerated, as the gap between what a single professional can afford and what a standard one-bedroom costs keeps widening.
The properties I know of running this model are sitting at full occupancy, consistently, in a way even the broader tight rental market doesn't fully explain. It's not just about scarcity, it's about the specific price point matching what people can actually stretch to.
I don't currently own anything structured this way myself, still weighing whether the higher management overhead is worth it relative to a standard rental. But the demand signal has been consistent for over a year now, which is long enough that I don't think it's a temporary blip anymore.
