Ran the numbers again this month even though nothing changed, rates on hold, rents steady. Habit more than necessity at this point.
Good news is the properties that were tight last year have had a chance to breathe a little. Rents caught up, incrementally, to the higher repayment level. Not fully, not everywhere, but the gap I was worried about in mid-2023 has narrowed on two of the three properties I was watching.
The third one, the marginal one, is still marginal. I've decided to give it one more quarter before deciding whether to refinance again or just sell it. Not every property is worth fighting for indefinitely, and I think part of good cash flow management is knowing which ones aren't.
