Why I Bought a Unit Instead of a House This Year

Made my first purchase in over a year this month, and for the first time in a long while, I went for a unit rather than a house. Followed up on the trend I wrote about last month, unit yields running ahead of house yields, and decided to actually act on it rather than just note it.

Entry price was meaningfully lower than any house I looked at in a comparable location, which matters more now that financing costs, even three cuts in, are still higher than the ultra-cheap money of a few years back. The rental yield covers the holding costs with genuine room to spare, something I haven't been able to say about a new purchase in a while.

Not claiming units are permanently better than houses. Just that the numbers, right now, in this specific market, pointed that way clearly enough to act on.
