People keep asking me whether the Gabba back-and-forth changes my view on Woolloongabba as a suburb to watch. Mostly, no.
The venue decision is genuinely uncertain right now, that's clear from the last two months. But the Cross River Rail station under construction there isn't going anywhere, regardless of what happens above ground at the stadium site. Neither is the broader precinct redevelopment plan that predates the Olympic bid entirely.
I think the mistake would be buying purely on stadium hype, in or out. The more durable thesis is transit and precinct investment that's already locked in and under construction, with the Olympics as an accelerant rather than the whole story. That version of the thesis survives a stadium reversal. The hype version doesn't.
