The Olympic Precinct Suburbs, Three Years Closer to 2032

Six years out from the Olympics now, and worth another check-in on the precinct suburbs I've tracked through every twist since early 2024. Both Woolloongabba and Victoria Park have genuine, visible construction activity now rather than the plans-on-paper stage that defined most of the last three years.

Price growth in both has still largely tracked the broader Brisbane market rather than running meaningfully ahead of it, similar to what I noted back in late 2025. My read hasn't changed much since then either, the market seems to be waiting for infrastructure to actually complete before pricing in the full premium, rather than front-running it based on plans alone.

Six years is still a long runway. History from other Olympic host cities suggests the premium tends to build in the final two to three years before the Games, more than in the early construction phase. If that pattern holds here, the more interesting window for this specific thesis is still ahead rather than behind.
