The Median Crosses a Million Dollars

Brisbane's median house value crossed a million dollars this month, landing at $1,006,000. I remember when a number like that would have sounded absurd for this city specifically, Brisbane was the affordable alternative to Sydney and Melbourne for most of the time I've been investing here.

That story's clearly over now. Three rate cuts, stamp duty removed for first home buyers, population growth that hasn't meaningfully slowed, all landing in the same few months. The million dollar median isn't really a milestone so much as the visible output of everything that's been building since 2023 finally compounding at once.

Doesn't change my read on the fundamentals. Just means the entry price for anyone coming to this market fresh is a genuinely different proposition than it was even two years ago.
